The site has been handed over and construction of the Toperini Industrial Park in Vác will soon begin. The project, a Chinese-Hungarian partnership, aims to develop an e-commerce Industrial and Logistics Centre with a Euro pallet warehouse and robotised equipment.

The Smart and Health Materials and Supplies warehouse will be located in a hall with a palletised solution, taking advantage of the internal height of the building, which corresponds to 7 floors. With a built-up floor area of 20 500 m2 (31 850 m2 gross floor area), the multi-storey flat-roofed smart warehouse, which is approximately 4 football pitches in size, will have a storage capacity of up to 1000 kg per pallet. The 250-metre-long warehouse will be supported by 1604 piles.

The warehouse will be designed with cost-effective structures and technical solutions, with particular attention to the status of global building materials and trade supply chains in other sectors. The warehouse will be used to store commonly used goods for online shopping in households, as well as healthcare materials in dedicated storage zones.
A special feature of the warehouse is its robotised technology. The smart warehouse is designed with a system provided by the client, partly robotised, using scanners, roller conveyor systems and lifting machines.
The design of energy-efficient and economical building management systems is a key design consideration for the realisation of the project, which represents a modern value for the 21st century. Considerable attention has been paid to the use of means to create an environment that is in keeping with the appearance of the industrial park and the townscape. From a sustainability point of view, the intention is to enclose the site, install a small-scale solar panel array on the roof of the building and develop a passive air conduction system, created by TSPC’s Climate Energy Engineering Design (CEED) team, for efficient, climate-free cooling and heating. The CEED team paid particular attention to testing to create the best possible engineering solution.

The facade of the building will retain the character of the building, depending on its function, and will be finished in a restrained use of colour. The windows on the upper floors are typically of a sash and casement design, integrated into the modular façade cladding system to provide natural light.
The interior design of the proposed building is primarily functional in nature: the main design consideration was to provide a comfortable and pleasant working environment for the daily work of the staff, in addition to the design of easy-to-use spaces designed for heavy use. The interiors use high quality, neutral materials, with unique, eye-catching, colourful graphics in places.
While in the office and community spaces the focus is on the comfort of the workers, in the warehouse the emphasis is on functionality. The hall is presented with neutral wall surfaces, polished concrete floors and exposed mechanical elements, while the circulation areas are painted in colour with large infographics to facilitate orientation.
The planned building will be designed with cost-effective structures and technical solutions. The Smart Warehouse will create a partnership with higher education institutions to educate the next generation. The Smart Warehouse will create 210 new jobs, including 170 warehouse jobs and 40 office jobs. The long-term goal is to develop a facility and infrastructure that will also allow the training of students oriented towards the warehousing and logistics industry.
